Insights · Golden Visa

One visa,
several properties.

You don't need a single AED 2 million property for the UAE Golden Visa. Several properties, each wholly owned in your name, can count together toward the AED 2 million threshold. A share in a jointly owned property only counts if that share alone is worth AED 2 million.

The rule: one or more properties

The Dubai Land Department's own terms describe the property investor route as "one or more properties" wholly owned by the applicant. GDRFA Dubai's rules confirm it: a group of properties with a combined value of no less than AED 2 million qualifies.

So two apartments worth AED 1.2 million and AED 900,000, both in your name, can qualify together.

The limit: shared ownership

Joint ownership is where portfolios fail. If you own part of a property with someone else, your share only counts if its value alone is at least AED 2 million.

Mortgaged units count too

A property with a mortgage can still count toward the threshold. You'll need a no-objection letter from the bank showing the amount paid and the balance, and a lien is placed on the property for as long as the residency lasts.

How the value is confirmed

Each property's value is confirmed with a DLD property status statement or a valuation certificate from a DLD-licensed valuer. Once approved, a qualifying portfolio leads to the same 10-year visa as a single AED 2 million property.
