Golden Visa documents,
through property.

For the property route to the 10-year UAE Golden Visa, the Dubai Land Department asks for a passport copy, your e-Certificate of Title or title deed, a personal photo, and your UAE ID and residence permit copy if you have them. If the property is mortgaged, add a bank no-objection letter.

What you submit

  • A valid passport copy.
  • Your e-Certificate of Title or title deed, confirming ownership.
  • A personal photo.
  • Your UAE ID and a copy of your current residence permit, if you have them.

The Dubai Land Department's service page also states that the applicant must be inside the UAE when applying, so overseas buyers should plan a trip for this step.

If the property is mortgaged

A mortgaged property can still qualify. You add one more document: a no-objection letter from your bank showing the amount you've paid and the balance still owed. DLD's service description adds that this bank letter should show at least AED 2 million paid.

The value it has to reach

GDRFA Dubai's requirements for the real estate investor route list ownership of one or more properties worth at least AED 2,000,000. That doesn't have to be a single unit. Several properties can count together, with a few rules.

Check the current list before you apply

Requirements change. The full, current list always sits on the GDRFA Dubai and Dubai Land Department pages, so confirm yours there before you apply. I check it again with every client before we prepare the file.
